We want everyone to have the best possible experience here. By staying at Aulus, you acknowledge and agree to the following terms and conditions.
Renting a room at Aulus
When you book, you agree to sign a furnished rental contract (in french: contrat de location meublée). We will send you the documents to sign before validating your stay. This contract is between us (Aulus Coliving) and you.
Travel documents
Residents are entirely responsible for obtaining, verifying, and maintaining all valid travel documents (passports) and appropriate visas, visa waivers, or residence permits (titres de séjour) required to legally enter, work remotely, and reside in France.
Payment and cancellation policy before your stay
After you’ve signed the rental contract, we will ask you to pay for the first 30 days (or full amount if you stay less than a month) via wire transfer. Then, when you’re here, you pay month by month at the beginning of each month.
If you cancel your stay before arriving, up to 30 days before, you will get this money back as a deposit for your next stay (within 24 months max, transferable to a friend).
If you cancel your stay less than 30 days before arriving, this deposit is only partial, depending on how many days remain before your arrival date (ex: if you cancel 23 days before your arrival, the deposit amount is calculated as 23/30 of the amount you paid) . A “no show” gives you no deposit.
Cancellation during your stay
If you cancel during your stay, you will still have to pay for the next 30 days (or until the end of your stay if it was scheduled for less than 30 days from the day you cancel).
Damages to the property and to others
Damage to the Property: Residents are fully and legally responsible for any deterioration, breakage, or damage caused to their private room, the common buildings, custom furniture, appliances, or shared equipment.
Wear and Tear vs. Damage: While standard, everyday wear and tear is naturally covered by the house management, any damage resulting from negligence, misuse, or accidents will be repaired or replaced entirely at the resident's expense.
Damage Caused to Other Residents: Aulus is a shared ecosystem of independent professionals. If a resident accidentally causes damage to another resident’s personal property (e.g., high-value tech gear, cameras, clothing) or causes accidental physical harm to another person on the premises, the responsible resident assumes full personal and financial liability. Aulus Coliving assumes no responsibility for disputes or damages occurring between individual residents.
Personal responsibility
Assumption of Inherent Risk: Residents acknowledge that mountain activities (including but not limited to hiking, trail running, mountaineering, skiing, and cycling) involve inherent risks, including sudden weather shifts, challenging terrain, wildlife encounters, and physical exertion. Residents engage in all outdoor activities entirely at their own risk.
Self-Assessment & Preparation: Every resident is individually responsible for evaluating their own physical fitness, technical skill level, and health before heading out. It is the resident's duty to check local mountain weather forecasts, plan their routes, and inform others of their estimated return time.
Equipment & Gear: Residents must ensure they are equipped with appropriate seasonal clothing, footwear, navigation tools, and safety equipment. Aulus does not inspect, maintain, or guarantee the safety of any personal or borrowed outdoor gear.
No Professional Guidance or Liability: While house hosts or fellow residents may share trail recommendations, maps, or digital routes, these are shared strictly as informal peer suggestions. Aulus Coliving does not operate as a tour organizer, mountain guide service, or outdoor instructor. No liability is assumed for the accuracy of route data, trail conditions, or advice given within the house.
Mandatory Insurance Coverage: In accordance with your lease agreement, residents must hold valid Responsabilité Civile (Civil Liability) insurance. Furthermore, because mountain rescue and medical transport can be complex and costly, residents are strictly required to maintain personal accident and travel insurance that explicitly covers mountain search-and-rescue operations (e.g., Carte Neige, FFCAM membership, or international equivalent).
House Rules (“règlement intérieur”)
We need to make sure that everyone is safe and comfortable at Aulus. By living here, you agree to respect these guidelines and uphold them with your fellow residents.
Quiet hours To ensure restful sleep and personal downtime, quiet hours are observed in all spaces closed to rooms, corridors, and adjacent outdoor spaces from 10:00 PM to 8:00 AM.
Furniture & Equipment: Custom furniture, workspace setups, and community equipment must remain in their designated areas. Please do not migrate common area furniture into private bedrooms without host approval.
Damage Reporting: Accidents happen. If something breaks, malfunctions, or experiences an issue, residents are required to notify the house hosts within 24 hours so it can be promptly repaired.
Kitchen: The kitchen operates on a strict "clean-as-you-go" policy. Leaving dirty dishes, pans, or food prep elements on the counters or in the sink is a breach of community respect. If you use it, wash it, dry it, and put it away immediately.
Shared Fridges: All food stored in common refrigerators must be labeled or kept in designated shelves. Expired items must be cleared out weekly by their respective owners.
Waste Management: waste must be sorted correctly (recycling, compost, general waste) and taken to the designated village collection points.
Bandwidth Mindfulness: Please avoid running massive, automated data streams or server operations that compromise the network speed for other residents during core working hours.
Legal Compliance (Arcom/Hadopi): In compliance with French digital law, using the Aulus network for illegal activities—including unauthorized peer-to-peer file sharing, piracy, or copyright infringement—is strictly forbidden. The signed resident assumes full legal and civil liability for any digital infractions tied to their device or network profile.
Guests: if you want to receive guests in Aulus, you must first notify us in advance and get our approval. The approval is not automatically granted, and is working on a case by case basis. In case you receive any guest, you are 100% responsible for their actions or damages.
Kids: nobody under 18 years old is allowed to stay in Aulus Coliving.
Subletting: subletting your room, assigning your lease, or swapping spaces with another individual is completely illegal and grounds for immediate lease termination.
Smoking: Aulus Coliving is a 100% non-smoking and non-vaping property indoors. Smoking is permitted only in designated outdoor spaces, and all cigarette butts must be disposed of safely to prevent fire hazards.
Drugs: we have a strict no drug policy in Aulus Coliving (either in inside or outside spaces).
Pets: unfortunately, pets are not allowed on the property.
Community Dynamics & Conflict Resolution
In a shared living environment, differing habits and minor frictions are a natural part of human connection. We expect our residents to handle these moments with maturity, empathy, and mutual respect.
Minor Conflicts: If a minor issue arises between residents (e.g., cleanliness habits, noise, workspace etiquette), residents are strongly encouraged to address each other directly, privately, and constructively. Most friction is easily solved with a calm, adult-to-adult conversation over coffee.
Host Mediation: If a conflict cannot be resolved amicably between peers, or if a resident feels uncomfortable addressing an issue alone, the house hosts are available to act as neutral mediators. Residents can request a private meeting to help facilitate a balanced, respectful resolution.
Zero-Tolerance Code of Conduct: While we embrace diverse perspectives, certain behaviors are entirely non-negotiable. Aulus maintains a strict zero-tolerance policy for any form of harassment, discrimination, verbal or physical abuse, theft, or deliberate psychological distress caused to fellow residents or team members.
Systemic Disruption: A resident who consistently refuses to respect the house rules, repeatedly violates quiet hours, compromises the deep-work environment, or actively damages the cohesive community ecosystem will face formal disciplinary action.
Lease Escalation & Non-Renewal: If a conflict remains unresolved due to a resident's persistent non-cooperation or severe behavioral breach, we reserve the right to terminate your stay. Any month already started and paid, will not be refunded.
Media rights
Privacy of Fellow Residents: Residents are free to take photos and videos for personal use, private memories, or casual social media sharing. However, you must obtain the explicit verbal or written consent of any fellow resident or team member before capturing them or tagging them in your media. Respecting a peer’s choice to remain entirely offline is non-negotiable.
Aulus Marketing & Media Consent: From time to time, the Aulus team or authorized creators will capture lifestyle imagery or videos of the common spaces for community updates, our website, or social media channels. By signing this agreement, you grant Aulus Coliving the permission to use your likeness in this promotional and community media. If you prefer to be entirely excluded from house media, just let us know and we’ll make sure we don’t use any photo or video of you, no questions asked.
Acknowledgment & Acceptance of Terms
By finalizing your reservation inquiry, submitting a booking request, or placing a deposit for a room at Aulus Coliving, you explicitly acknowledge that you have read, understood, and agreed to be bound by those terms and conditions.
You recognize that these community guidelines form an indivisible legal annex to your residential lease agreement (bail meublé or bail mobilité). Digital or physical signature of the lease contract implies unconditional acceptance of all rights, duties, and responsibilities detailed across these terms.
